Preparing for the Shoot
To ensure your property looks its absolute best, we've created this comprehensive checklist to help you prepare for your upcoming photo shoot. Following these steps will highlight your home's best features and ensure a smooth, successful session. Keep in mind that these are suggestions. Your property will be photographed as it appears when we arrive for the shoot.
Interior Preparation
Declutter:
Remove unnecessary items from countertops, shelves, and tables.
Clear out excessive personal items, like family photos and memorabilia.
Store away toys, pet items, and any other personal belongings.
Clean Thoroughly:
Dust and polish all surfaces, including furniture, light fixtures, and baseboards.
Vacuum carpets and mop hard floors.
Clean mirrors, glass surfaces, and windows.
Ensure all beds are made and linens are wrinkle-free.
Kitchen:
Clear countertops of small appliances and clutter.
Clean and polish all surfaces, including sinks and appliances.
Remove magnets, photos, and papers from the refrigerator.
Arrange bar stools and chairs neatly.
Living and Dining Areas:
Fluff and arrange cushions and pillows on sofas and chairs.
Organize bookshelves and clear off coffee tables.
Consider setting dining table (i.e. plates, napkins, placemats, cutlery). Place bowl of fruit or flowers to add color, if possible.
Bedrooms:
Make beds with clean, neutral bedding.
Remove personal items from nightstands and dressers.
Organize closets if they will be photographed (store items neatly).
Bathrooms:
Clear countertops of toiletries and personal items.
Hang fresh, clean towels (preferably white or neutral).
Ensure toilet seats are down and trash cans are empty or hidden.
Clean mirrors, sinks, and shower doors.
Lighting:
Replace any burnt-out light bulbs.
Use the same color temperature for all light bulbs (preferably warm light).
Turn on all lights, including lamps and overhead fixtures.
Windows and Blinds:
Open curtains and blinds to let in natural light.
Ensure windows are clean and free of streaks.
Pets:
Remove pet beds, toys, and food bowls.
Ensure pets are out of the house or confined to a non-photographed area during the session.
Exterior Preparation
Landscaping:
Mow the lawn, trim bushes, and remove weeds.
Clear driveways and walkways of debris.
Remove any dead or dying plants.
Water the grass a day or two before the shoot to make it look vibrant.
Clean Up:
Remove vehicles from driveways and away from the front of the house.
Hide trash cans, garden tools, and other outdoor equipment.
Store away any seasonal decorations (e.g., holiday lights).
Clean windows and doors.
Outdoor Furniture:
Arrange outdoor furniture neatly.
Remove covers from grills, outdoor seating, and fire pits.
Ensure any cushions or pillows are clean and placed properly.
Pools and Spas:
Clean the pool and ensure water levels are appropriate.
Remove pool cleaning equipment.
Arrange poolside furniture.
Final Touches
Turn Off Fans:
Make sure all ceiling fans and other fans are turned off to avoid motion blur in the photos.
Staging:
Add fresh flowers or a bowl of fruit for a touch of color.
Consider neutral and minimalistic decorations to appeal to a wide audience.
Final Walkthrough:
Do a final walkthrough to ensure everything is in place.
Remove any last-minute clutter or items that were overlooked.
